Project Overview

The Spirit Lake condo was an aging condominium that had thermal, envelope, structural and mechanical issues, and was largely untouched since its initial build in the early 2000’s. Our team was tasked with creating luxurious space for the client that would serve as a second home

in her hometown of Indianapolis. Inspiration for the design of the space was a boutique hotel look and feel. The client wanted the final product to toe the line between masculine and feminine in order to ensure the resell value of the condo.

Remediation

The Boaz team started with extensive corrections of existing issues in mechanical, electrical, plumbing, means & methods for insulation and ventilation, and the thermal envelope. After opening the walls in demo phase and discovering mold and rust, steel framing was replaced, rust inhibitor coating applied, and open cell foam insulation was installed.

Custom Cabinetry

Boaz Millworks built and installed floating shelves and custom cabinetry in the kitchen, three bathrooms, and laundry room. Much of the wood used was Indiana rift cut oak, horizontal grain, hand finished, stained and topped with oil urethane. All drawers and cabinets are soft close, using the industry’s best, Blum Hardware.

 

Finish Work

Custom, high end finishes including fixtures, tile, flooring and paint sourced and selected for every room in the house, and installed by our team of expert craftsman. This project included Benjamin Moore paint, European cork flooring, Hansgrohe plumbing fixtures, Toto toilets, large format Italian porcelain tile, an intricate steam shower system, Panasonic ventilation, quartz countertops, and George Kovacs lighting.
